The City of Coldwater is taking the next step toward bringing new housing opportunities to the area with a proposed residential development on more than 17 acres of city-owned land.
During a recent meeting, the Coldwater City Council voted to move forward with the proposed sale of approximately 17.3 acres located off South Willowbrook Road, east of the Sauk River Forest condominiums. The property is expected to become the future site of a new residential subdivision developed by Allen Edwin Homes.
The proposed development would feature approximately 36 attached single-family homes designed to provide modern layouts, low-maintenance living, and new housing inventory within the Coldwater community.

The homes currently being proposed are expected to range from approximately 1,600 to 2,200 square feet and are planned as market-rate housing, pending all necessary governmental approvals.
According to project discussions shared during the council meeting, the development may be completed in multiple phases, with an estimated seven to ten homes constructed annually.
The undeveloped property has remained dormant for years after a previously planned residential project was never completed. Because the site currently lacks roadway access and utilities, the project would also require significant infrastructure improvements as part of the development process.
